EICR inspections

Why regular testing matters.

An Electrical Installation Condition Report (EICR) assesses the safety and condition of an installation. Over time, electrical systems deteriorate due to age, wear, damage or poor previous workmanship — potentially creating serious safety risks.

Regular EICR inspections help to:

  • Identify damaged or unsafe electrical systems
  • Reduce the risk of electric shock and fire
  • Ensure installations meet current regulations
  • Highlight any remedial work required
  • Provide peace of mind for property owners and occupants

For landlords

Electrical safety requirements.

Current legislation requires landlords to ensure the electrical installations within rented properties are inspected and tested at regular intervals by a qualified electrician.

We work closely with landlords, estate agents and property managers to provide efficient inspection services and clear certification for tenanted and HMO properties.

Landlords must:

  1. 1 Obtain a valid EICR for rented properties.
  2. 2 Ensure inspections are carried out at least every 5 years, or as recommended within the report.
  3. 3 Provide copies of the report to tenants and local authorities when required.
  4. 4 Complete any remedial works identified within the required timescales.
